Every applicant interested in moving forward is given several screening checks, including a background and criminal background check, credit check, and income verification. We ensure that our future tenants do not have a history of fraudulent behavior, evictions, unpaid rent, unpaid utilities, and that their credit meets our minimum requirements.
We charge tenants a security deposit equal to one month’s rent, which is held in a non-interest bearing Florida escrow account on the tenant’s behalf. Once the tenant vacates the home, our maintenance team walks the home and assesses any tenant-liable damages. We then manage any claim against the security deposit for the reimbursement of damages.
We are a fully licensed Property Management Company and Brokerage, which allows us to prepare attorney-drafted leases for all our tenants. Special considerations, including items such as higher security deposits or a no-pet policy, should be made known to us prior to the lease being signed by us and the new or renewing tenant.

Yes. ACH deposits are the preferred method for owner distributions.
The owner is responsible for maintaining the property in good repair. However, if damage occurs that is a result of tenant abuse, or negligence to perform required tenant maintenance functions, then the cost to repair is attributed to the tenant. Please refer to Rental and Realty’s maintenance for more details.
No. As a landlord/owner you have the freedom to rent to whoever you like, so long as you are not discriminating against potential tenants based on sex, religion, color, race, familial status, or national origin.
The tenants pay in the office by check, money order, or cashier’s check. They may also pay online with e-check or credit card using their online portal.
A standard deposit is $1200 minimum. If the rent per month exceeds $1200, then the security deposit rises to match the rent. Typically, a minimum of one month’s rent is charged. Owners can increase or decrease this before advertising should they choose.
Rental and Realty Group holds the security deposit on behalf of the tenant in a separate non-interest bearing escrow account.
